Now, how attractive is in which? Make a profit from real est investments you made with no money. Possible? Not probably.

Successful real estate investment requires cash flow. That's the type of any kind of business or investment, especially real estate investing. You put your hard earned money into a thing that you hope and plan will make you more income.

Unfortunately not enough newbies towards the world of property investing think that it's any magical kind of business in which standard enterprise rules don't apply. Simply place, if you want to stay in real-estate investing for greater than, say, a day time or two, then you're going to have to generate money to make use of and make investments.

While it may be true in which buying real-estate with absolutely no money down is easy, anyone who's even made a basic investment (such as buying their very own home) is aware there's far more involved in real-estate investing that will set you back money. For illustration, what about any necessary repairs?

funny.. i learn from this thread that there are "good" capitalists and "bad" capitalists.. only if it were for good capitalists everything would be fine... there are no good/bad capitalists. concentration of wealth and diminishing marginal profitability lead to rent-seeking, monopoly seeking, corruption and imperialism for all eyes willing to see. it was always like this. it always will be. good thing the us citizen is at least seeing the present corruption. maybe with some critical thinking he will also connect the dots and see the omnipresent corruption indogenous to capitalism. the tale of perfectly competitive free markets is a tale. there never has existed one there never willl.. maybe fruit/vegetable markets, which now are facing extinction brought to you by the wonderful capitalist monopoly-seeking inventions of monsanto...

the us entered the first world war by organising false flag attacks on its vessels so that capitalists could sell nerve gas to both sides. the us entered the second world war by allowing japs to bomb pearl harbor so that capitalists could make more money. the us organised another false flag attack on ny and killed 1 million iraqis so that oil could keep flowing and haliburton could make a few bucks meanwhile. there's no "clean" version of capitalism. wake up!

and for the nth time.. no, obama is not a marxist. if he were, he would not be waging imperialist commodity wars in afghanistan and socialising bank losses. marx would probably be severly frustrated if he knew people called slick imperialist puppets marxists...

NEW YORK—The nation's top experts unanimously agreed Tuesday that the current struggles of the U.S. economy were no reason whatsoever to stop investing in print media, which they said was easily the safest and most profitable place to invest one's money.

Without exception, leading authorities across all relevant disciplines said that while traditional low-risk instruments such as CDs, bonds, and gold were still relatively secure investments, only the nation's beloved print media outlets could offer both the reliability and the potential for tremendous financial gain required for guaranteed peace of mind.

"Print media is far and away your best bet in this tough fiscal climate," said the nation's foremost economists. "Just put your money in and forget about it for 10 years, 20 years, 50 years, doesn't matter. No economic downturn on earth can touch it."

"There's no question about it," continued all economic experts. "If you're a nervous investor—and you should be in this climate—you should be pouring all your cash into your local broadsheet right this second."

One of millions of Americans who will always support print media no matter what new technology comes along.

Experts went on to tell reporters that not only is there no safer place to invest than print media, there's also no sector of the economy with more promise for growth. Urging investors to diversify their stock portfolio among national and regional newspapers as well as dailies and weeklies, they said print media will be a "bonanza" for shareholders, even as the economy as a whole flounders.

"Print media is a cash cow that will multiply an investment over and over," said the experts. "Other products fail, real estate bubbles burst, but print media is here to stay. The only retirement strategy anyone needs is as close as their local newsstand."

"People who invest in print media are going to see their holdings grow by leaps and bounds, and they'll probably ask themselves, 'How can this be real?'" continued the experts, every single one of whom described print media as "the closest thing there is to a money tree." "Well, trust us, it's real. You can expect to make a lot of money very quickly, and best of all, you'll do it by supporting a pillar of American society."

In explaining print media's remarkable appeal, the entire financial community said citizens rely, and will continue to rely, on printed newspapers to keep them not only informed about current events, but better prepared to function as the kind of knowledgeable citizens a robust democracy requires. Others pointed toward people's deep emotional attachment to print media and the loyalty readers have for the treasured publications as a financial guarantee. In addition, investors from every major financial firm strongly noted that newspapers are an integral part of the ongoing American story that is written each morning, chapter by chapter, on black-and-white newsprint by decent, hardworking men and women who live in the very communities their newspapers serve.

Not investing hundreds of millions of dollars in newspapers right this very second, they added, would simply be foolish.

"No matter how tough times get, people will never turn their back on their newspapers," said every media expert in the nation, adding that newspapers would likewise never, never, never take their readers for granted, because it is readers that the print media industry depends on, and the nation's newspapers and magazines have always, without fail, worked tirelessly to provide readers with the highest-quality product possible. "They wouldn't desert their trusted print media outlets like that. Besides, everyone knows that new media technologies come and go, and that newspapers are an indispensable part of our national identity that must be protected by all of us, and chiefly by shrewd investors or even ordinary business owners who take out a very reasonably priced quarter-page ad. Or something smaller. You'd be surprised how much mileage you can get out of even a tiny little classified."

"The weekly newspapers are, of course, the most vital," the nation's media experts added. "We'd really be lost without those."

BR: Funny you say that — I referred to the NAR chief economist as Baghdad Bob in one of the “previously” links mentioned: Former NAR Economist David Lereah is a Jackass (January 6th, 2009)

“The manufacturing sector has maintained its momentum at least through August,” said Zach Pandl, an economist at Nomura Securities International Inc. in New York. The report “makes clear the economy is not slipping into recession any time but it’s still reasonable to be concerned about where we’re heading over the next three to six months.”

General Motors Co.’s sales fell 25 percent last month and trailed analysts’ estimates, as the U.S. auto industry headed for its worst August in 28 years.

GM said deliveries fell to 185,176 from 246,479 last August, when the U.S. government’s “cash for clunkers” incentive program boosted sales.

Since the time I bought my first house, the cry of the Realtor(TM) has been, ‘Buy now, before prices go up!’

They are Permabulls, like many Wall Street brokers — not to be taken seriously. Pay them for transacting, not for their stuck-clock market predictions.

And — until proven otherwise — don’t regard them as professionals. That’s what the idiot NAR has accomplished — to deprofessionalize the image of a group which includes some very dedicated people. It took the NAR decades of hard work to break into the circus-clown limelight. Take a bow, bozos!

I doubt it’s the NAR’s fault that people expect their homes to appreciate 10% a year. Nobody really pays attention to them outside the statistics junkies I would wager. I blame exactly the kind of stupidity that has proven to be rampant across all sectors of the economy. Oh, and, you know – unrelated – it’s time to go watch Dick Fuld.

    September 1st, 2010 at 12:21 pm

There is no one thing to blame for all this. The NAR is not the cause of the bubble. Wall Street is the proximate facilitator but not really the cause. Washington was a complicit beneficiary but not the cause. Assholes who bought homes that cost more than three times their income are victims and perpetrators but not truly guilty of anything but stupidity and gullibility. Lereah, Yun, and the NAR are in the unfortunate position of being mouthpieces for this mass hysteria so they are singled out.

But in reality, Lereah is no worse than any US president or member of congress when it comes to huge, important lies. What about the pope or any priest with a pulpit? The hellfire and brimstone, homophobic racists on the Bible Belt circuit? Imams calling for jihad. Etc.

Personally, I think the NAR is guilty of high crimes and treason against the US, having done more damage to our country than any blind or diabetic islamic terrorist. And what do we try to do to islamic terrorists? And what should we do to all members of the NAR? Anyone? Anyone? Bueller?

  • How the Common Man Sees It Says:

What do they expect when they are always selling houses as investments and not places to live? In the investing world RE is the equivalent of the summer resort if we are talking timing. What I’m saying is that the owners of a summer resort know their product is only marketable a few months out of the year and that is what they target for.

Do you think the folks in the RE industry and/or the NAR want to be telling folks their ‘investment dream’ is only a great deal a few years out of many in the investment cycle? NO! That would put them out of business for years until the crowds came back every cyclical summer

    That’s not gonna happen

The NAR are liars, and they aren’t even very good at it. Lawrence Yun is a laughing stock. The people who need to be strung up are the corporate media outlets that just take the press releases full of whoppers along the lines of “cotton candy cures cancer!!!!!!!!” and reprinting it along side what passes for “news.”

Industry shills are industry shills and always have been. What has changed is any semblance of concern for truthful and accurate reporting of statistics, facts, and trends. Statistics, facts, and trends are considered so malleable these days, no one worries about what conflicts of interests the spinners may have – they just care how little they have to rewrite it from the NAR’s website before press/broadcast time.

    Despicable.

    SPECIAL EVENT SCREENINGS

    Class of 1984

Special screening to celebrate the debut of new book “DESTROY ALL MOVIES!!! The Complete Guide to Punks on Film” edited by Zack Carlson & Bryan Connolly. More info on the book here.

The year is 1984. A rabid pack of rampaging punk teens run our schools, our drugs and our prostitutes. Brutality and decadence are everywhere. Enter first-year teacher Andrew Norris (Perry King), who’s forced to violently turn the tables on the bloodthirsty gang before their trashwave swallows the town alive. Writer/director Mark L. Lester’s reckless masterpiece debuted at Cannes Film Festival to severely divided reviews.

What detractors and many thrill-seeking fans both sadly overlooked was the fact that the movie had been done exactly right. Each actor turns in a memorable, convincing performance amid knifings and punk slam pits. Beloved ham Roddy McDowall pulls off what may have been his best scene of the decade. The film moves constantly forward at full speed, with humor and intelligent dialogue balancing out the horrors perpetrated by the vicious teens. Class of 1984 is a perfect exploitation film. It’s relentlessly seedy, overflowing with assault, suicide, racism, drug use and crime crime crime, all of which is perpetrated by minors! The tension of victimization and vengeance create some of the most stirring scenes of violent retribution on record. But beyond all this, there’s a bitterly absorbing air of human helplessness and leather-clad heartlessness that makes this movie the flat-out best in its genre.

Master Pancake Theater – Independence Day

During Fantastic Fest 6, the boys of Master pancake will be skewering the It’s A Mad Mad Mad Mad World of sci-fi disaster flicks. Featuring a massive cast of pretty good A-listers (Will Smith, Bill Pullman, Jeff Goldblum) and awesome B-listers (Judd Hirsch, Harry Connick Jr., and Brent "Data" Spiner) in the fight of their lives against a horde of invading aliens. Marc Savlov of the Austin Chronicle called ID4: "A gasping, bloated roller-coaster ride that veers from scenes of truly awesome destruction to stretches of numbingly bad melodrama and back again." The president himself, Bill Pullman, will be joining the Pancake team to mock the hell out of this bloated rollercoaster.

    Spaceballs Quote-Along

Mel Brooks' Star Wars parody is soooo much more than just a parody film, bursting with the sorts of jokes that the writers of all the recently-made and vastly inferior "spoof films" only wish they could dream up. If your Schwartz is as big as mine, you're probably uncomfortably excited with just the prospect of this show happening. Somewhere in space, Dot Matrix's virgin alarm is ringing loudly. For this special voyage of the Eagle V, Lone Star himself (Bill Pullman) will be live in person to kick off the fun.

    [NO PHOTO AVAILABLE]

    The Intergalactic Nemesis

The year is 1933. Pulitzer-winner Molly Sloan and her assistant Timmy Mendez are on the trail of a story so big, it's impossible to believe. The Intergalactic Nemesis is a truly unique live show. Imagine a modern spin on the radio serial that combines projections of 1250 hand-drawn comic illustrations, 3 voice actors performing a wide array of characters, a foley artist performing 100s of sound effects and an award winning pianist performing a riveting live score. You've never experienced anything like it!

Do not miss this film.

Rare Exports: A Christmas Tale (2010)

    foreclosure auctions

Realtors are not reporting the true sold prices on homes.  Here are 2 examples.  If a home is listed on the MLS and then sells at a auction like Hudson & Marshal or RealtyBid, you can see the sold price online or if you attend the live auctions, see the house sell at open outcry auction.  The next day the houses are reported sold on the MLS but always at full price.

The example below sold for $115,000 at Realtybid but is listed as sold for $159,500 on the MLS.

Also, homes are listed on the MLS and sold on the HUD site.  You can see the sold area on HUD and the Bid Stats.  The house listed below sold on the Hud site for $90,061 but again was listed as sold for full price on the MLS $113,400.

These are only 2 examples, I have seen over 100 and assume it is occurring everywhere.  I understand that foreclosures are not included in the sales stats from the Realtor Assoc. but the stats they use are taken from the sold prices listed on the MLS.  They are all false.

Simply said, this means that any pricing data coming off Multiple Listing Services is fatally flawed, and if this observation is verified, could potentially be a simplistic means to misrepresent the true home price by up to 40% higher.

As for the examples, here is property 1 as represented by the MLS: note the price of $159,500

And below is the actual final auction price on the exact same property taken from RealtyBid:

The MLS certainly pulled all the correct information on the property... all except for the price.

Another example: 5572 Goodhue Ave, Rockford IL 61109. The house was sold in auction for a purchase price of $90,061 as the below screenshot from the HUD auction indicates:

Yet the very same property was listed on foreclosure.com, and subsequently pulled by Zillow, as having a value of $113,400

    These are merely two examples.

We have a simple question: which price is the NAR, Case-Shiler, and every other resi real estate index service pulling: the higher or the lower. For the ongoing credibility of the suddenly green shoot free recoveryless recovery, we at least hope it is the correct one. Which is why we ask readers to advise us of any comparable bifurcations between paid and listed price on properties they may be aware of.

Suddenly David Rosenberg's claim that no properties over $750,000 sold in the past month doesn't seem all that outlandish...

Amid all this talk of foreclosure, auctions, and tanning salons, The Real Housewives of New Jersey star Teresa Giudice sat down with the ladies of The View this morning to address her family’s financial situation on national television.

According to Teresa, she and husband Joe filed for bankruptcy for two reasons: 1) Failure to receive rent money from the tenants living in the four apartment buildings Joe owns in East Orange, N.J., and 2) Expenses from the lawsuit Joe is currently involved in with his ex-business partner. Like we’ve seen on RHONJ, this explanation seemed rehearsed, and when pressed further, Teresa became flustered (“Is your husband a slumlord?” “What?”). Neither Joy Behar nor guest co-host Bryant Gumbel could fathom how someone could possibly get themselves into such financial disaster (they must not watch the show), and both kept looking for the ultimate reasoning behind the Giudices’ troubles. Behar used terms Teresa didn’t understand, while Gumbel peppered her with follow-ups that included facts about Joe’s mysterious business partner: “Your husband’s partner said it wasn’t just that, that he was collecting the rent but that he wasn’t even paying the utility bills, that the building was in disrepair?…The absence of rent money doesn’t explain $11 million in debt!”

Elisabeth Hasselbeck took a backseat to Behar and Bryant, but did ask Teresa if Joe ever put some of the fault on her outrageous spending. “No, not at all…because I always live within my means. Always,” Teresa insisted. After lavish parties, shopping sprees, and breast implants, viewers of RHONJ may beg to differ, though she insisted that she is careful with her money and no longer uses credit cards. “How can you live within your means if you’re now $11 million in bankruptcy? I don’t get that,” Behar exclaimed. Fellow guest co-host Mario Cantone remained quiet before chiming in about the hard-to-miss diamond ring (a 10th anniversary present from Joe, which is actually fake — phew!), Teresa was wearing (“Do I heard $20 million! 20? 20?”), which provided some much-needed comic relief.

Were the ladies and gents of The View too harsh on Teresa, or not harsh enough? I give her credit for talking about an obviously difficult subject live on national television, but I can’t help but feel that she doesn’t understand (or at least hasn’t divulged) the vastness of her problem. Throughout the morning, she resorted to her old faithful of an excuse: the economy. Yes, it’s timely and yes, the economic crisis may have added to the Giduices’ situation, but “the economy” has become all-purpose solution for Teresa: “Why did you lose your job?” “The economy.” “Why did you chase Danielle around a country club?” The economy.”

What did you think, PopWatchers? Do you believe Teresa’s explanation for her debt? Considering the Real Housewives of New Jersey has been putting up record ratings this season, maybe it’s time the women negotiate some new contracts with Bravo? (If the Jersey Shore cast has taught us anything, it’s how to get more money from a reality show.)
